At present, the area is exclusively dominated by manufacturing. A main road runs along the southern boundary, with a secondary road branching northwards into the industrial estate, terminating in a small turning circle. Several factory buildings flank this secondary road. To the immediate north, a river physically separates the industrial zone from an expanse of agricultural farmland.
According to the proposed plans, all existing factory buildings will be demolished to make way for extensive housing developments. The road network will be significantly expanded; the original turning circle will be converted into a large roundabout, with new roads branching out to service the residential areas. Furthermore, a new bridge will be constructed over the northern river, providing access to additional housing situated on the former farmland.
